HOA Community
Salina Walk is a HOA community and govern by the HOA CCR/Bylaws and managed by the HOA Board of Directors and Officers. Owners are legally bound to follow the CCR/Bylaws as they are a legally binding contractual agreement that govern the use of property within the HOA. A breach of the CCR/Bylaws can result in fines.

The City of Orlando ordinances apply to Salina Walk as we are in the incorporated city limits.

Home and Lot Work
Any exterior work, repairs, changes, etc. that affect the appearance of the home or lot must be approved by the HOA Architectural Review Committee (ARB). See below link for ARB Form. It's important not to start any work until you receive HOA approval, any work performed prior to approval may result in fines and a request to remove such work. All work must adhere to City of Orlando building codes and any required building permits must be obtained from the city with a final approval from the city.

HOA Assessments
HOA assessments are due annually at the 1st of each year, you will receive an invoice prior to the due date, one payment paid in full. If the assessment is not paid by the grace period late fees and interest will be added to any outstanding balance. If the assessment remains unpaid the property will be subject to legal actions such as Lein and Foreclosure to satisfy the debt. The HOA is legally obligated to collect the assessments to fund maintenance and operations.
HOA Responsibilities
The HOA maintains the community frontage landscaping, security cameras, retainage pond, brick walls and HOA owned fences, and keeps the community and HOA liablity insurance current, the HOA also enforces the CCR/Bylaws to keep the community in harmony with them.
HOA Elections
Elections are held each year for the three HOA Board members, to be eligible a candidate must be in good HOA standing with no delinquent assessments or outstanding fines.
